When you want a tried-and-true commercial roof option in Orange County, consider EPDM (ethylene propylene diene monomer). Also known as rubber roofing, EPDM is popular with many property owners. Its superior durability and cost-effectiveness make EPDM one of the most popular flat roof systems in the U.S. today.
EPDM is a highly durable synthetic rubber roofing membrane widely used in low-slope and flat-roof buildings. Its two primary ingredients, ethylene, and propylene, are derived from oil and natural gas.
EPDM is available in black and white. The black version contains an element that converts UV rays into heat, which will help lower heating costs in cold climates. The white version is highly reflective because of the addition of titanium dioxide, which will help lower cooling costs in sunny and warm locations.
EPDM is sold in a wide variety of widths, ranging from 7.5 feet to fifty feet, and in two thicknesses, 45 and 60 mils. It is resistant to many environmental factors: UV radiation, hail damage, wind damage, extreme cold, heat and fire, and mold. EPDM can also neutralize thermal shock and cyclical fatigue, creating stress fractures in roofing material, either through differing temperatures amid the roofing system or repetitive wear and tear on certain parts of the system.
EPDM has what it takes to flex with different climatic and temperature conditions without stressing the material. It also can efficiently absorb moisture, so there are fewer problems with water pooling on a roof. This ability to absorb water makes EPDM one of the best commercial roofing choices for low-slope commercial roofs.
EPDM, durable and well-made, has a long life as a commercial roofing system. It’s easy to repair, even as it ages. With minimal maintenance, an EPDM commercial roofing system will keep its integrity and flexibility for decades. Decades of field testing have shown that EPDM can have a potential life expectancy of at least forty to fifty years.
EPDM is recyclable and, therefore, less of a burden on landfills. EPDM’s production and processing are environmentally friendly. One way to measure environmental impact in commercial roofing is by determining the material’s embodied energy number. Embodied energy is the total energy required to extract, process, manufacture, and deliver building materials to the site. Energy consumption produces CO2, which contributes to greenhouse gas emissions, so embodied energy is considered an indicator of the overall environmental impact of building materials and systems.
EPDM can be installed either fully adhered, mechanically attached, or ballasted, with the seams of the roofing system sealed with liquid adhesives or specially formulated tape.
